As a real estate agent, we wear many hats depending on who we are representing. My role as a Seller’s agent is vastly different from the one I take on a Buyer’s Rep. As a Seller’s Agent, I am representing the Homeowner and taking on the task of finding a Buyer for the property. Essentially, you, the homeowner, are hiring a Marketing Specialist. Just as manufacturers of consumer goods hire advertising companies to market/advertise their product, homeowners hire real estate agents to market/advertise their product… their property.
My main objective as your agent is to find a buyer for your home. This is accomplished through effective marketing, by making your home as visible and as attractive to as many potential buyers as possible. All sales strategies must be custom tailored to your particular property and situation. While the basic foundation for marketing a property is essentially the same (MLS listing, local media, signage, on-line presence etc.), each homeowner, each property and each homeowner’s circumstance must be taken into consideration to determine the optimal marketing strategy.
Depending on your property, some marketing efforts can include:
- Open House for REALTORS®: This is a great way to expose your home to as many real estate professionals as possible so they can let their buyers know about it! If 10 agents come to your open house and they each have 5 potential buyers, you’ve just exposed your home to 50 potential buyers in one shot!
- Brochures & Fliers: These for designed to provide a summary snapshot of your home with photos beyond the usual MLS print out. They can work in many ways – such as providing a take-away information sheet from a showing, as a mail out to prospective buyers, to mail to your neighbors in case they have friends or family wanting to move into the area, etc.
- Placement in local, regional & national media: The Brunswick News, Homes & Land, The Real Estate Book, Elegant Island Homes, The Atlanta Journal-Constitution, The Florida Times-Union, Fendig Daily, The Real Estate Show, The New York Times, Pinnacle etc.
- Placement on the Internet: Savvy technology driven Buyers are turning more and more to the internet to conduct their home search — don’t be left out! While our local MLS places homes on the Internet, your property will also be listed on REALTOR.com, TheRealEstateBook.com, Hodnett Cooper’s top ranking real estate site, Trulia.com, Zillow.com and so on. Your property will also be posted here on my personal website. Homes advertised on The Real Estate Channel are also available on the internet at www.realestateshow.tv. Other options include paid advertising on such popular home search sites as Yahoo! Real Estate. Most on-line real estate site to which my properties feed are then syndicated to countless other real estate sites including but not limited to HGTV.com, BobVilla.com, Homes.com, RealEstate.com, etc.
Finding a Buyer is just the tip of the iceberg. What happens when the offer comes in? Most offers are less than perfect. Let me use my expertise to help you make the right decisions. The art of negotiations can be a delicate matter. Push too hard, the Buyer may walk away. Push too little and the Seller may be getting everything he/she can. This is where the REALTOR® today really earns their keep.
Once under contract, it is my job to help my clients stay focused on time frames within the contract. I work with the Buyer and/or their agent to ensure they are doing everything on their part to fulfill the terms of the contract and that everything is ready for a smooth closing.
Don’t Forget, I’m a Builder too….
As a builder, my services to you don’t end with marketing and finding you a Buyer. It extends to offering you my services as a builder when it comes time for Home Inspection, fixing those little things the Buyer may request. Over the past couple of years I have saved my homeowner/clients thousands of dollars in “handy man” repairs they would otherwise have contracted out. I am happy to be able to provide this added service to my clients and take away potential stress and grief during the execution of a Sales contract.
Looking Good Doesn’t Hurt
Also, having built and sold hundreds of homes, I have expertise not only in the building process, but in staging a home for sale. I can offer you assistance with interior and exterior “staging” to ensure your home shows well to potential buyers. This mean all furniture, wall hangings, lamps, decorative items, etc. in their optimal place to accent the positive and minimize the negative. Something as simple as re-arranging a living room can mean all the difference between a good showing and a bad one. It’s amazing what people respond to as they view a home!
